BREA Services

Advisory Services.  Fundamental to BREA’s success is its research and consulting capability.   The firm has access to direct market information from its many sources, including its own research library, as well as its relationship with brokers, appraisers, architects, engineers, construction firms, legal counsel, real estate economists, political consultants and other industry professionals who have worked with BREA on many assignments in many different markets.  Our goal is bring to each project a well-considered, customized strategy to optimize value in an efficient and timely way.

Acquisitions/Dispositions.   We have completed transactions involving the acquisition of single assets, portfolios and complex assemblages, whether the properties are leased, vacant or in need of repositioning.  These projects include large mixed use developments, office and retail buildings, hotels, MOB’s, multi-family assets, NNN investments, industrial properties, land, tech and life sciences projects, end especially special purpose projects.  BREA is often engaged by investors to complete 1031 exchanges in an aggressive manner in order to meet 1031 timing guidelines. In conjunction with our consulting services, we prepare a customized marketing plan involving a multi-pronged approach to every assignment, which sometimes includes partnering with other firms, including consultants and various brokerage firms who bring the best local expertise in different markets.

Project Leasing and Subleasing.   BREA’s senior team has been involved in leasing more than 3 million square feet of space involving a broad range of asset classes, however, its greatest strength is in leasing retail and office space, especially in Northern California.  Projects have included retail and office space in high rise towers, regional malls, downtown retail properties, mixed use projects, and many special purpose properties.

Tenant Representation.  The BREA team has completed assignments in many different markets to identify the best opportunities for clients requiring the identification of new sites, the disposition of surplus space, or strategies to utilize space in existing buildings, including expansions or the consolidation of existing operations.  Assignments have been concluded with Saks Fifth Avenue, Cengage, Equinox, DFS, Michael Mina restaurants,and many other local and international enterprises.

Capital Markets.   BREA has extensive experience in structuring joint ventures, alternative financing, including ground leases with public/private ventures. We also assist in providing traditional debt, and can help our clients raise equity.

Development.
  BREA has been asked to evaluate development opportunities, prepare feasibility studies and provide development and asset management, if required by our clients. Projects have ranged from a four million square foot waterfront development to simple renovations.

Nonprofit Organizations.  The BREA team has longstanding relationships with many nonprofit clients, including hospitals, schools, government entities, and other nonprofit enterprises which must focus on a very different set of real estate metrics. While financial sustainability is critical, it is of greater importance that nonprofits achieve their goals to address the needs of the community it serves. BREA provides strategic planning to help nonprofits their facilities goals and access financial resources, including donors and SBA funding.

An Experienced Senior Team

Stan Cohn

Stan Cohn, Managing Principal, started his brokerage career in 1978 with Coldwell Banker (now CBRE) and since then has completed brokerage transactions valued in excess of $3 billion dollars, involving most every asset class throughout the world.  Notable transactions have been concluded with various public and private entities, including the governments of Singapore, Thailand, Taiwan, the State of California, the City of San Francisco and other public institutions.  Other major assignments have been completed for many top tier owners and tenants, including Hines Interests, The Rockefeller Group, Neiman Marcus, Thomson Reuters, DFS, and Bank of America. Stan is a graduate of UC Berkeley and Stanford Graduate School of Business

Ed Salem

Ed Salem, Senior Investment Manager, was previously a senior member of Berkeshire Hathaway’s US Commercial Investments where he worked with related Franciscan Properties.  His background is in the acquisition and disposition of commercial and residential assets, leasing, and property management.  Major California transactions include the sale of 340 Bryant Street for $50 million and 750 Harrison, a 100 unit development site, both in San Francisco, along with a 158 unit multi-family project in San Francisco.  Eddie has also helped complete various trade requirements for his clients involving industrial and NNN properties, including DaVita and Dollar General.  Ed is a graduate of UC Berkeley.

Administration

The BREA team is supported by its analysts, graphics team, and support staff, including Kevin Grastorf, Administrator.

BREA blends its broad background in brokerage with Bridge Property Group’s investment and development experience.  This combination has proven highly successful when a brokerage assignment involves non-broker related support, such as financing and entitlements.  In every case, we seek solutions which match the entrepreneurial spirit of the clients we represent.

Competitive Fees

BREA’s compensation proposed to our clients is designed to address the scope of the assignment and resources available with respect to each project.  In some cases, our clients have difficulty justifying the payment of exorbitant brokerage fees, especially non-profits, so we try to tailor our compensation schedule to every assignment.
